Orbiflex is a small atelier composing interiors that age generously. We take on twelve commissions a year — penthouses, landed houses, considered shopfronts — drawn slowly, built once, finished by hand.

How we draw

Three principles that survive every revision

Material honesty

Stone is stone. Timber is timber. We rarely use finishes that pretend to be something else, and never on surfaces a hand will rest upon.

Plan before pattern

A floor plan that walks well does more for a home than any feature wall. We re-plan first, decorate last, and almost always remove a wall before adding one.

iii.

Patient lighting

A room is finished by light, not by furniture. We model every interior in three lighting moods — morning, working, dinner — before drawings leave the studio.

A four-stage commission, transparently priced

Conversation

Two long meetings, on site if possible. We want to understand how you sit, cook, work and host before any sketch is made.

Schematic

Plans, elevations and a curated material board. You sign off on layout and palette before any detail drawings begin.

Documentation

Construction set, joinery and stonework drawings, lighting schedule and a single fixed price held to handover.

Build & finish

One project manager from our studio on site twice weekly. Snags are closed before keys; styling is the very last conversation.

Honest answers

Six questions we are asked most weeks

How many projects does Orbiflex take on each year?
We accept a maximum of twelve commissions per calendar year so the principal designer can remain materially involved in every drawing, sample and site visit. The waitlist for residential commissions usually runs three to five months ahead.
Do you work on both new builds and renovations?
Yes. Roughly two thirds of our practice is renovation and re-planning of existing apartments, bungalows and shop interiors. The remainder is interior architecture for new builds, where we collaborate with the project architect from the schematic stage.
Is the design fee separate from the build cost?
We quote design and build as one fixed sum after the schematic stage. There are no quiet variation orders during construction; any change is presented in writing for your sign-off before it touches the budget.
Where do you work?
Our principal studio is in Singapore and we serve the central districts and East Coast. A second office in Melbourne handles selected Australian commissions for returning clients and a small annual roster of new ones.
How long does a residential project take from first call to handover?
A condominium of around 180 square metres typically runs nine to twelve months from brief to keys. Landed houses take twelve to eighteen months depending on permit complexity. We will give you a written timeline at the schematic stage.
Can I commission only the design, without the build?
Yes, we offer design-only engagements for clients who already have a trusted contractor, with optional site supervision packaged separately. Our drawings are detailed enough to be tendered as a complete construction set.
