Cancellation & Refund
Effective from 1 February 2026.
The Studio does not sell goods over the internet, so this is not a returns policy in the consumer sense. It is a clear statement of how cancellations and refunds are handled across the four stages of a typical commission. It supplements the Terms of Engagement.
1. Cooling-off period
You have seven calendar days from the date of countersigning the engagement letter to step back without explanation. We refund any deposit paid, less the verifiable cost of work already produced (typically a single planning conversation, sometimes a first sketch). The refund is paid within ten working days.
2. Cancellation during schematic
If you cancel during the schematic stage, we invoice for the time already worked and the materials sampled or ordered. The schematic deposit is reconciled against this invoice; any positive balance is refunded within thirty days. Any drawings already produced remain the Studio’s property and are not handed over.
3. Cancellation during documentation
Once schematic sign-off has been received and the construction set is in progress, cancellation costs rise to reflect the depth of work. We invoice for the documentation produced and any commitments made to consultants and workshops on your behalf. We will help unwind those commitments where possible; deposits already paid to third parties are refundable only to the extent the third party agrees to release them.
4. Cancellation after build has begun
Once trades are on site, cancellation is a contractual matter governed by the build contract. We will pause the site within twenty-four hours of written notice, prepare a final account, and demobilise within ten working days. Materials in the Studio’s warehouse are credited at landed cost; materials already installed remain part of the property and are not creditable.
5. Workshop deposits
Bespoke joinery and stonework carry non-refundable workshop deposits — usually thirty per cent on order — because the materials are cut to your project. The exact non-refundable portion is named on the workshop’s acceptance email and copied to you for your records.
6. Defects after handover
If a defect appears in workmanship during the warranty period stated on your engagement letter, you do not need to invoke this policy at all. Write to [email protected] describing the defect and we attend to it without charge under the warranty.
7. Method of refund
Refunds are paid to the same bank account used for the original payment. We do not refund to a different account, and we do not pay refunds in cash.
8. Disputes
If you believe a refund has been miscalculated, write to the studio manager at [email protected]. We answer within ten working days. Where a position cannot be agreed, the matter is referred first to the Singapore Mediation Centre as set out in our Terms of Engagement.
